Deed of Sale Cancelation

 Dear All,

I signed an agreement to buy a land from a real estate company with $100K and the money alreay paid to them and they should transfer the Ownership after one week from signing the agreement.. Already 17 days passed and now saying the original landlord asking for 5 % Extra or the deed of sale will be cancelled.

So please can you advice if the agreement is enforceable or not? and what are the steps need to be followed to solve the dispute
